Hands-on by design
A smaller portfolio means every owner gets direct attention, not a case number and a callback window.
Happy Homes is a small, locally owned property management company. We manage a deliberate number of homes in Lake Nona and Laureate Park because we believe size and service are directly connected.
Happy Homes was built on a specific belief: owners of rental homes in Lake Nona deserve a property manager who genuinely knows the neighborhood, stays personally involved, and communicates like a real person.
We are not a franchise. We are not managing hundreds of units across the metro. We manage a deliberately small portfolio in Lake Nona because that is the only way to do this at the standard we hold ourselves to.
Both founders live in this community. That means we drive past our properties, know what is renting nearby, and have a direct stake in how this place is managed.
A smaller portfolio means every owner gets direct attention, not a case number and a callback window.
Pricing, tenant expectations, and property positioning are shaped by what works in this specific submarket.
Direct communication, careful tenant placement, and protecting the condition of every home we manage.
A rental home is an investment. Our job is to keep it well-maintained, well-tenanted, and well-positioned, not just occupied.
We make pricing, placement, and maintenance decisions based on what is happening in this specific neighborhood, not broad averages from across the metro.
You should always know who is managing your property, how decisions are being made, and what is happening with your investment.
A small team with real roots in the community we serve. When you work with Happy Homes, you know exactly who is handling your home.
Direct point of contact for every Happy Homes owner
Ashley has called Laureate Park home since 2018, and that was not by accident. She found the community, saw its long-term potential, and made it hers. As a real estate investor herself, she knows what it feels like to hand over the keys to someone else and trust them with something important.
Her background spans luxury retail management and financial services as a branch manager, giving her both a high standard for client experience and a clear approach to decision-making. For Ashley, property management is about serving neighbors, protecting investments, and helping others make a home in a community she genuinely loves.
"When you call Happy Homes, you reach me. I know your home, I know your neighborhood, and I give you a straight answer."
Rory has called Laureate Park home since 2021. As a real estate investor with properties across multiple states, he understands both the opportunity and responsibility that come with owning rental property.
He holds a PhD in physics, which shaped the analytical discipline he brings to decision-making, process design, and building an operation owners can rely on.
Martinette has spent her career caring for people, building relationships, and creating experiences that make others feel valued and supported. After owning and operating a successful daycare business for 13 years, she brings deep experience in listening, problem solving, and helping people feel heard.
As Client Experience Manager, Martinette serves as a welcoming point of contact for property owners and residents. She works alongside her daughter, Ashley, with a focus on trust, communication, compassion, and professional care in every interaction.
Ashley has been in Laureate Park since 2018. Rory has been in Laureate Park since 2021. We drive these streets, use these amenities, and know what makes this neighborhood worth protecting.
These are operational. Every owner decision, tenant interaction, and maintenance call runs through these commitments.
When you call Happy Homes, you reach Ashley, not a receptionist or ticket system. That is exactly why we stay small.
We price your home against what it actually competes with in Laureate Park and Lake Nona right now.
We screen for long-term stability. Placement decisions are made with the full context of the home and neighborhood in mind.
Laureate Park HOA rules affect timelines and tenant approvals. We account for the current requirements before issues surface.
Small deferred maintenance becomes expensive repair. We stay close to property condition through regular oversight and vendor coordination.
If something goes wrong, we tell you, explain what happened, and fix it. That is the standard we would expect for our own property.
A rental estimate is the right starting point. It gives you a real number and leads to a practical conversation about timing, readiness, and fit.
